PCTH Owners:
As evidenced by the pace of roof replacements, hardi-board installation, and general construction & repair throughout the complex, The Association has been able to draw from the SBA funding. The work underway, Phase I, is following the Master Plan that was discussed at the Annual Owners' Meeting on September 26, 2009. The entire complex has new roofs, of which this particular project will be completed by Thanksgiving!
Remember that the monthly maintenance fee of $410.81 will take effect February 1, 2010. As you know, this increase is to service the SBA debt. For those of you who wish to treat this as an annual assessment, please advise Tim Towner so he can invoice you accordingly. The Board continues to work with our attorneys regarding an insurance settlement; the status of which will be forthcoming fairly soon.
While we look ahead to Thanksgiving, I think it is appropriate to pause and think of how far all of us have come since the devastation of Hurricane Ike. We are blessed that the damage to our individual units was just "things," and that we did not suffer the loss of life. I am thankful that we have, indeed, all pulled together to restore and improve the Pirates Cove Townhome complex.
